We used to have to carry flood insurance when we had a mortgage. That was 8 years ago. $4500 a month with a $50,000 deductible.
DESPITE hiring a surveyor to prove our plot was ABOVE the projected 100 year flood plain (I will bet most of that posh community has ZERO insurance (if they can get it that is which is starting to take place) Flood zones are basically the purview of FEMA and the feds underwrite the whole flood insurance program no matter who you buy the policy from. So they have an incentive to soak less prone areas to compensate for these golf course at sea level

For comparison, the regular homeowners (w/o earthquake) was just over $1,000 a year

That is a high rate with a $50K deductible. I guess flooding was an expected thing.

Weather Channel is saying that one of the west coast towns gets affected by a Tropical Storm or greater ever 2.6 years(!)
$5k/ month for a million dollar home that probably has significant damage once every ten years...is probably actually a bargain. And also why insurers are exiting the state - it's not tenable to keep rebuilding.

Considering how much energy all that took to turn it into water vapor, put it up in the atmosphere move it northward, I would have thought the Gulf wouldโve cooled down just a little bit more.
